Walang masyadong mabiling magandang foreclosed properties recently...Hindi ako natuwa sa mga presyo, matataas! :)

So I tried buy and sell of foreclosed cars using the concept of rent to own.

Here it is:

I bought an SUV through bank auction at a floor price of Php 505K. Total Kilometer Reading: 17K only! It was good as new! I was given 5 days to pay the car in full. Pagkalabas ng sasakyan sa bank after full payment, within the day, nabenta ko ng Php 630K. Payment Scheme of my buyer: PhP 500K Down Payment; the balance of Php 130K is payable in 6 months with add-on interest rate of 1.5% per month. NOT BAD, right? Bumalik naman agad ang puhunan ko, hehehe....

A nice try for a FIRST TIMER in this business. Yes, this is my first transaction in secondhand car trading!

So malamang, pasukin ko na rin ang mga car auction dahil sa magandang experience na ito, hehehe.

hello po..i hope you could help me apply the principles of think rich pinoy but this time me being a seller of my own property..

 i am not yet a motivated seller(at sana di naman dumating doon) but i want to dispose the property as i wanto to use it to earn passive income..sana buying forcelosed properties will be one.

has it crossed your mind if the principles discussed could actually find a motivated buyer.. ???

Title is clean, property is already mine.

please help. :'(

hello guys, may question ako. If the house can be redeemed by the owner in one year, can I make the owner sign an agreement that he is giving up his 'rights' to redeem the property? Anong klase kontrata ba yan kung sakali? Let's say babayaran ko na lang siya para umalis na cia sa bahay at hindi na nya i-redeem ang property para maipaayos ko na agad ang bahay. Sayang naman kung hintayin ko pa na mag expire ang 1 year redemption period.

im seaching for real estate advice sa goolge kasi  and i end up here, wow i end up reading page 1 to 50 and still moving up and im looking for a way to print the pages. It's very good guide to  beginers like me.

kasi po these coming Nov after one year meron po naka real estate mortgage na house and lot sa akin , anu po ba ang process
may 1 year pa ba cya na redepmtion period or tuluyan na ang forclosure.

forgive me dapat tanongin ko yun lawyer na nag prepare nito last year kaso next month pa avalable.

Sa REM po namin no5 na clause" that should the mortg@g0r fail or refuse to pay said loan with the agreed interest
as secured by this mortgage, then the mortgagee shall have the right to extra-judicially foreclose the mortgage and that by virtue thereof
,the mortgagee are hereby named,constituted and appointed by herein mortg@g0r as her attorney-in-fact, with full power of substitution, to enter
upon andtake possesion of the  mortgaged property with out order from any court and sell and dispose of the same to the highest bidder at public auction
after notice duly published in accordance with the provisions of Act3135 and to deduct from the proceeds thereof what is due them under these contract of mortgage"

ang gusto ko sana malaman mga important tips  particulary duon sa na ka pag experience na sa pag forclose im still hoping na bayaran nga ako cash sa utang nga to avoid all of these kasi mukang ang daming process.
kasi halos lahat ito ng saving ko so sa 700th na principal x 5% monthly interest so medyo ballon na.


limited ang know how ko sa real estate kasi  internert LAN shop ang line ng hanap buhay ko although kahit limited ang kaalaman ko nuon nag tangap parin ako ng sanla kasi mura naman at clear ang subdivision title nga.

ps sa nabasa ko sa mga pages ok pala itong real estate business pero baka siguro kailangan ko pang maging real estate broker pa para malaman ko ang mga pasikot sikot. : ) mas complicated ata ito compared sa internet cafe dami kasing paper works at techinicality hehehehe.

pero wow basa muna ako  napaka gandang website pala ito at thread  ;D  ;D  ;D

Swertehan lang yung murang sasakyan... Hindi pa ako sumasali sa auction, kinampanya ko na ang sasakyan, kaya nakakuha agad ng buyer.

I suggest, sa real estate tayo mag-focus... ;D

The agreement you have entered is "REAL ESTATE MORTGAGE WITH SPECIAL POWER TO SELL MORTGAGE PROPERTY WITHOUT JUDICIAL PROCEEDINGS".

I have done this before...Kaya lang may puso ako sa pinautang ko...You can have other options if the borrower is cooperative.

OPTION: FLIP THE PROPERTY

Find a buyer for your borrower to pay you in full.

Example:

Your Total Amount of Receivable: Php 700K plus interest, say Php 800K.

Offer to Borrower: You will sell the property at Php 900K. Thus, Php 100K shall go to your borrower. Prepare written contract for this.

FLIP the property at Php 1.5M. This way, you will have a capital gain of Php 600K.

Just thread previous pages of this thread. Look at my PhP 20K deal as your reference. The owner signed "Deed of Sale With Assumption of Mortgage" for only Php 20K in my favor. Then, redeem the property at the bank.

Ang naka lagay lang po sa papeles namin ay "REAL estate mortage" lang, baka matinik lang din yun lawyer
na gumawa last year which almost 30 th yun nabayaran ko kay cya na kasi nag process lahat pati na rin yun anoitation sa ikod ng title sa RD at yun 2 ytrs na local tax na delequent sa city hall cya na rin nag pagawa ng BIR tin ko kasi wala ako, di ko na kasi masyado na tandaan yun explanation nga about sa extra-judicial forclosure.Ang matandaan ko

ang nabili ko lang ay yun grow rich pinoy at kung anu anu pang mga real eastate na libro , i want to be armed to the teeth bago ako sasabak

according to the book in larry i would be classified as an level 2 pinoy investor (71 to 74%) grade so bagsak pa rin ako kahit wala ako utang  nasa rat race pa rin ako ..

Now, may i ask what are your experiences on this kind of situation, s it worth it, is it easy to evict the former owner? What possible problems that can arise from this situation and what could be a good approach to solve this. . .  i havent talked to the former owner yet so i dont know if they are receptive or hostile. . .
