CLOA - need your help

Hope somebody here help me although this is off-topic yata.

My parents owns a 2 hectare farm lot. CLOA - Certificate Of Land Ownwership, was already awarded to them by DAR almost a couple of years already. Last weekend when we visited them, they ask me if the CLOA is the same as the Land Title, im not familiar with that CLOA (kanina lang after doing some research on the net). Their question was followed up by “Maaari pa bang kunin ng dating may ari ng lupa yung naibigay na sa amin na may CLOA na?”
May pumunta daw kasi na abogado dun at sinasabi na kukuha daw ng lupa yung dating may ari dun. Some portion of his land was awarded to tenants already including that of my parents, some are not, without CLOA, As per the abogado, yung gusto daw niyang pwesto/location ang kukunin niya sa dati niyang lupa. since our’s is located near the SCTEX, between Clark and Porac, baka dun daw kumuha yung dating may-ari.

Pwede ba ang ganun? Im planning to contact local DAR also to make some querries.

regular visit ka lang sa dar office atleast quarterly para ma update ka. kasi not sure if final na yang cloa. minsan umaapela pa yung dating mayari. pagkakaalam ko after 10 years papalitan yan ng TCT.

nakalagay po sa CLOA na within 10 years di mo siya pwede ibenta or ipamigay, and may pinababayaran din sila annualy before daw irealease yung title
