Meron akong condo sa makati (West of Ayala) near to makati med. Saan ba pwedeng i post thru internet para ma pa rent sya. Umalis na kase yung umuupa ang problema dito ko sa USA na and di na maasikaso ng mother ko para mag hanap ng uupa.

buti binuhay mo ang thread na to ;D...yeah nakakatuwa nga talaga pero sa totoo lang tuwa rin ako hindi yung bombay nag rent sa bahay ko i learned sa ni rerentahan nila ngayon malapit rin kasi sa amin na ang dami nang nag rereklamo na sa kanila...ang baho daw nang bahay at mga lasinggero at dami pang pinapatira nila lagi sa bahay na kaibigan o pamilya siguro nila.  Buti na lang di sa akin.  europeans naman ngayon ang nag re rent sa bahay at tuwa ako kasi super linis nila at dalawa lang sila plus isang katulong so di masyadong laspag o gasgas ang bahay at super tuwa rin ako kasi they extend their contract for another year na.

Anyway, I want to share my own experience lang with the group when it comes to real estate.

When I was about 22 or 23 years old (working as a programmer), yung boss namin who's into real estate sa US, pinautang kami ng pangbayad ng equity sa maliit lang na subd sa Rizal. He convinced us na ok mag start sa while we are still young. Sila daw sa US ang gawa ganun, bibili ng house and lot, pagagandahin when the right time comes in, ibebenta and he makes a lot of money doing that. And he wanted and inspired us to do the same thing. To make the story short, ayun I have one small house na pinaparent ngayon, and Im earning a few hundreds (maliit lang po kasi yung property) ngayon out of the rental.

Problem: even with the contract and all, some tenants doesnt seem to bother violating, kasi hindi mo naman sila mahahabol if ever (lalo na ngayon, Im working abroad). Meron kaming tenant na after 2 months lang biglang (as in bigla!) umalis asking their deposit back...we were suspicious nga bakit ganun, baka kako may inutangan tapos ginamit yung address namin tapos biglang tatakbo...haaay...although we were able to settle that agad naman kasi meron din agad kumuha ng unit...pero kung dito sa Singapore yun, dapat hindi na ibibigay ang deposit e (based sa contract). Natakot lang kasi yung kapatid ko na pinagmamanage ko kaya binigay na lang.."para walang gulo"

still the contract can protect us so we should have that.  ako naman i'm abroad din pero my mother helps me manage my property there tapos i communicate with my tenants thru emails na lang.  at hindi lang pala sa singapore pede gawin yan sa pinas pede rin.   depende lang yan sa contract na ginawa mo.  you should have stated in the contract na hindi pede ibalik ang deposit once the leasee didn't finish the terms.  and make sure that this is clear with your leasee too ;)

can you suggest of any reading materials or books about real estate (applicable in philippine setting)? i've already read the book of Larry Gamboa - Think Rich Pinoy. it's so inspiring to know that even average people can really make it big in real estate, and because of this, i'd like to explore more about it, like legal matters/documents involved, taxes, transfer fees, etc.....

  question lang and sana may sumagot, since matagal ng di umaardar and thread. i just saw this thread today and i know someone suggested forclosed properties, but then someone said na u need to fix everything. including nga a whole lotta documents, before actually looking for someone to rent ur place or rent to own ur place. these are things that really needs a lot of work and if ur alone then there's no way u can do this. partnership or investor would be cooler but like they said.. too many cooks spoil the broth. usually sa dami ng investor merong 1 or 2 na pasaway.

 soo ito naman naisip ko.... what if i just buy a condo unit... small lang sya near a school. malapit kasi sa amin maraming naghahanap ng mga for rent, bcuz of the school thats located near our place. if i dont buy the place and just make monthly amortization then whatever happens to me eh kung sino man pagpapasahan ko eh talagang sasakit ang ulo. that person would definitely need a fix tenant kundi abunado sya. usually kasi ang tao naghuhulog kasi mas mura o short sa capital. ako i dont really believe in hulugan kasi whatever happens to me eh magkakaproblem ang next person or if one day i cant pay the amortization eh probs would arise too. ganyan kasi ang experience namin dito. so i figured, ok, pay it in cash na para mas mura. then ask for rent monthly. i wont really have so much prob sa repairs kasi its brand new, fixtures minsan free na, water and electricity and repairs eh may maintenance naman ang condo. so less lahat ng prob ko. if umalis ang tenant e i wont need to rush and find another tenant kasi fully paid naman. pag tagal yung unit would appreciate din. so walang talo.

  do u think its a good plan?? malapit sa amin merong kakatapos lang gawin that looks like a hotel nga and a studio type is sold for 600k lang, manila area pa. kaso sold out na lahat ng units. now they are looking for tenants na. dun ko nakuha yung idea. so what do u think??? :)

Hi! Youre lucky you dont have the problem most of us have. The amortization and rent to own scheme is usually the option by those who do not have enough to buy the property. it seems that you do not have that problem. You have many options to choose from, and you dont seem in a hurry to get back your investment.

If you buy the condo, you can resell it after the value increases or rent it out to have long term income, you just need to compute if you will be satisfied with how long you will get your money back if you just rent it out.

how about condotels? may option kasi sila na mag bayad ka lang ng membership fee, sila na bahala sa pagpapa rent out ng unit mo. anyone here invested na po sa ganitong property? does it work?

   ask ko lang... san site ako pupunta to know if the price of the house and lot sa province is actually a good market price o mahal ba o mura. san ako magbabase? meron ho bang govt ageny na matatanungan? and pano ko malalaman kung mabebenta ba yung property agad o baka yung place eh hindi naman pala maraming bumibili ng bahay duon, just in case i wanna sell it agad. thanks! :)

there are no hard and fast rules for this. the price of land/property really depends on the actual demand at the time it is needed. yung magaling dyan yung mga experienced real estate agents na araw araw yan lang yung ginagawa because of their actual experience. may good luck and bad luck din involved sa price of properties. kung ayala binebenta at 1000 per square, bibili sila pero pag ikaw bumenta, baka maski 500 wala bumili, figure of speech lang. nevertheless, may mga professional appraisers, or if you want to know the zonal value sa bir.gov.ph kung market value for assessment, sa tax declaraqtion mo tingnan. also its best to ask around sa neighbors

hello to evryone! share ko lang experience ko when it comes to real estate investng.

CONDO INVESTMENT-ang perception ntin ay condo ito at madaling mapaupahan!  paano kung hndi marketable ung place, and with all the condo that is sprouting like mushrooms, forget it! marami kng kakumpitensya d2. and if u plan to go ahead and sell ur place mahihirapan kang kumuha ng buyer dahil hindi maganda ung location, and since condo ito at nag dedepreciate ang buildng so it goes  ur investment money depreciates as well! In my opinion advisable lng ito sa mga highend condo like BGC, rockwell, eastwood and ortigas. the condo appreciate because of the well planned community.

so the next question is will u afford getting a unit on the said places? well my answer is, if you have a 2-3M budget for condo investment, Ill rather look for a small, simple but a commercial place lot that u can construct a 2-3 floors (40 sqm ideal lot)2-4 room  duplex or 3 floors, and commercial place at the ground floor. believe me u wont even wait for even a mos. to look for a tenant to rent it out! you can either rent the room and rent out the commercial space seperately. or if u reallly want to make alot of money, put any business on ur own( any kind) that will suit the neigborhood and it will definitely generate a lot of income for you, double or even triple than investing in a ordinary condo unit.

good day! pls read my post again! It doesn't necessarily mean that you need to put up a business, it's an optional choice to maximize the potential income of ur investment. the building structure it self can make a passive income if u rent out those rooms seperate the commercial area. Dont get me wrong this project also varies in the financial capacity of an investor, ranging from 2-3 million budget of buying a condo. hence, my opinion is for the person who is planning to purchase a condo between the said price. thank you.

 when you say you're looking for a real bargain, one thing comes to mind... motivated seller, ;)

malamang marami sa condo na yan..but maybe you'll have to wait a little more, bago bago pa lang kasi. .but i'm sure a lot will come out later.

im not very luck with bargains. You buy something then later you meet a guy a tells you he bought it at half the price because the seller is leaving for abroad or a family member is sick or thye need immediate cash. probably these are what you call motivated seller.

ako naman, its nit a necessity to me. based on the price from the sales dept, i find it expensive for my capacity, but i like the place. so if some owner is selling at a lower price than the price now or is selling at a price years ago, then probably i will forced to look for means to buy. i will be motivated. motivated buyer? hehe

just hoping theres one reading the thread

hehe, motivated buyers are also what others are looking for..pero motivated buyers buy at a higher price..you, on the other hand we can call looking for a good deal..not in a hurry but a good deal is most welcome. :)
